    Commissioning of the Michael F. Price Center for Genetic & Translational Medicine

    As the center piece of the scientific advances at the Albert Einstein College of Medicine, the new 201,000 square-foot building houses 40 state-of-the-art research laboratories, 10 specialized scientific facilities, and a 100-seat auditorium. These laboratories and specialized facilities enable Einstein to bring together world-class scientists and the most advanced technology to uncover the origins of health and disease at the molecular level. The research at the Price Center will be at the frontier of biomedical science and has the potential to impact every area of medicine from cardiovascular disease, cancer and diabetes to genetic disorders, Alzheimer’s disease, and many other diseases and disorders.

    Aramark’s original scope of work increased significantly from commissioning to include intensive diagnostic support as well as deficiency resolution to assist the construction/design team and the college’s staff to overcome issues encountered during construction.

    Three Cancer Centers

    Pittsburgh, PA / Erie, PA / Monroeville, PA

    These three facilities are part of a $225M investment to redefine the future of cancer care by Allegheny Health Network. The cancer centers will provide unprecedented regionalized access to cancer center care. The hub of this care is the Allegheny General Hospital location and will expand in collaboration with the Johns Hopkins Medicine Kimmel Cancer Center. Studies will include novel immunotherapy regimens, genomic testing, targeted biologic therapies, and other promising new treatments.

    The three projects are currently in various stages of design and construction, and Aramark is providing commissioning services including building envelope to obtain LEED certification. Thus far, Aramark has been pivotal in finding design-related issues that have been able to be corrected early on in the process.

    Aramark was selected as the sole commissioning provider for Allegheny Health Network and is involved in commissioning every project that has any form of mechanical, electrical, or plumbing upgrades. We are familiar with healthcare requirements and bring that experience to each of the design and construction teams through the commissioning process.

    This projects are in various hospitals of the Allegheny Health Network system including Allegheny General Hospital, West Penn Hospital, Canonsburg Hospital, Allegheny Valley Hospital, Jefferson Hospital, and Saint Vincent Medical Center. The projects include USP 800 pharmacy upgrades, Urology, CT, MRI, LINAC, Perioperative, GI Lab, Gamma Pod, Fluoroscopy and ED Expansion. All of the projects are connecting to existing infrastructure and require careful coordination and scheduling which is handled through the commissioning process. At any given moment, Aramark is actively commissioning over 15 renovation projects at any of the facilities listed above.

    The American Museum of Natural History is one of the largest museums in the world, located in park-like grounds across the street from Central Park. At 1.4M square feet, the museum complex comprises 27 interconnected buildings housing 45 permanent exhibition halls, in addition to a planetarium and a library. As part of New York City’s PlaNYC initiative, Aramark was engaged by the Museum on the Chiller-1 project, Chiller-4 project, lighting studies, and various DX to chilled water conversion projects. Aramark Engineering Solutions acted as Commissioning agent, providing design review, installation inspections, performance verification, deficiency resolution, and operations training.

To help meet those needs, Aramark supplements the ADNY facilities team with 7 additional team members.

    The Aramark team is responsible for the development, design, and construction of more than $25 million annually of repair and restoration work with a heavy emphasis on mechanical/electrical/plumbing projects in ADNY facilities throughout New York City. With an average of 165 active projects during any point in time, Aramark utilizes a web-based project management software platform to maximize collaboration and to ensure full transparency of each project, as well as the total program.

    Saving Energy by Engaging Campus Community and Improving Operational Efficiencies

    Aramark was engaged to support the cost of a $40 million campus infrastructure program on the Baylor University campus through a utility management services program in 2001. Aramark executed energy supply and demand-side operations initiatives to deliver substantial savings to the University. An award winning Energy Awareness Program was introduced to foster and promote student engagement in the overall reduction of both energy and greenhouse gas emissions.

    As one component of the Integrated Facility Management model on campus, Aramark’s energy program includes a $1.35 million guarantee in annual energy savings. Aramark-generated savings meet the annual guarantee 4 months ahead of schedule and then exceed the guaranteed savings by over $600K each and every year. Aramark’s dedicated site-based energy management team of four implements this comprehensive utility management program, with regional part-time senior level energy support.

    The energy program results include an $8.9 million in cost savings generated from 2014-2018 and $4 million procurement savings per year.

    The McLane Football Stadium

    The McLane Football Stadium at Baylor University is a state-of-the-art NCAA Division 1 Outdoor Football Stadium. The stadium has indoor suites as well as a year-round club level. It contains six Founders suites, 36 regular suites, 74 loge boxes, 1,200 outdoor club seats, 3,000 Baylor Line seating, and 6,700 total student designated seating. There are 168 fixed Concession Points of Sale and 80 portable Concession Points of Sale. The schedule for this project was unique in that it had to be completed in time for the first game that was nationally televised and included guests such as President George Bush. Even with delays out of our control, such as lack of power in several stadium sections until late in the process, Aramark was able to finish the project successfully on time. Aramark Engineering Solutions provided commissioning agent services including design review, installation inspections, performance verification, and operations training.

    Throughout the commissioning process, Architectural and MEP issues were identified and aided in system efficiency, operation improvements, and in the end, cost savings.

    Energy Program

    City of Manchester – Energy program achieves nearly $900,000 in savings in one year

    As part of the Aramark Energy Program, nearly $2,000,000 was invested in the City of Manchester’s building’s energy system infrastructure. As a result, an annual energy savings nearing $900,000 was achieved and the City attained an ROI of over 30% on the funds it invested. In addition, the City received nearly $170,000 in utility rebates and an additional $38,000 in Pay for Performance rebates. Also under the Aramark Energy Program, the number of Manchester schools that achieved the EPA’s Energy Star rating increased from one to 16.

    Energy Auditing Services for the City of Yonkers

    Aramark performed an energy audit and energy data analysis to identify no- and low-cost energy saving opportunities, and recommended energy conservation measure (ECM) recommendations that may be considered feasible with respect to measured simple payback and/or other variables considered by the client (City of Yonkers). The ASHRAE Level II audit included an in-depth analysis of energy costs, energy usage and building characteristics and a more refined survey of how energy is used in each of the eleven (11) buildings. Aramark’s approach aligned with the ASHRAE guidelines for Level 2 energy audits. The Energy Solutions team identified a total of 73 individual operations and capital energy conservation measures.

    ENERGY AND OPERATIONS IMPROVEMENTS

    CUNY – Aramark Helps CUNY Transform Campus Operations & Maintenance Culture

    In 2015, CUNY partnered with Aramark for system-wide improvements that would streamline processes, lower energy costs, reduce carbon emissions and reduce deferred maintenance. Working together, an innovative strategy was implemented based on achieving four key goals: eliminate operational gaps that impeded facilities performance, optimize equipment life and prevent premature failure, enhance the staff’s understanding of key facilities data and processes, and realize savings through improved operational efficiency.

    Aramark and CUNY developed a project-based change management initiative to elevate the standard for operations, educate campus staff and leadership about facilities management and deliver financial improvements. Two key programs a campus-wide “Fresh Eyes” O&M Gap Analysis and a “Boots & Suits” education program for senior leadership, were instrumental to the success of this initiative.

    Aramark executed a Gap Analysis to evaluate the overall health of the O&M programs across six campuses. The analysis assessed operator engagement, identified critical gaps in facilities operations, and identified actionable O&M opportunities for short and long term success. The analysis explored three key O&M elements: energy operating best practices, preventive maintenance, and utilization of the Computerized Maintenance Management System (CMMS). Fundamentally, the analysis focused on operations and operator practice, rather than capital investment or retrofits.

    Creating a positive culture within the campus environment was fundamental to success of CUNY’s system-wide change management program. This included active participation from various levels of key stakeholders across the university, from senior leadership to operating engineers to facilities staff on the front line each day. With operational support of Aramark, CUNY implemented The ‘Boots & Suits’ educational program to raise awareness of facilities’ role within the overall institutional mission, while ensuring each key player understood his or her strategic contribution to the new O&M goals.

    The O&M Gap Analysis identified significant opportunities for operational improvements, including incorporating low-cost, high-return enhancements to the cooling, heating, ventilation and control systems via the Building Management System. The Boots & Suits program generated momentum for establishing operational best practices that had not previously existed among staff, including a proactive philosophy. Since 2015, CUNY has realized a complete cultural shift in facilities management, which resulted in a savings of $500,000 from energy consumption reductions and maintenance costs, as well as carbon reductions across all six community college campuses.

    Embraced by staff at CUNY’s community colleges, the program continues to deliver quantifiable outcomes. Due to this success, CUNY plans to expand the program to its 4-year university campuses as well. The CUNY O&M transformation provides a template for other facilities to quantifiably improve their operations while reducing maintenance expenditures.

    COMPREHENSIVE ENERGY MANAGEMENT PROGRAM

    High Priority, High Return energy conservation projects

    The second largest district in the state partnered with Aramark to develop and implement an energy management program around high-return energy projects while improving the aging infrastructure. The initial phase of the program included the creation of a detailed energy capital spending plan that targeted high-return energy conservation projects and the development of a district-wide energy policy. In addition to the financial and environmental savings that the district has achieved, valuable infrastructure improvements including lighting upgrades, HVAC controls upgrades, and retrofits to HVAC mechanical systems have enhanced the learning environment, improved reliability, and increased operating efficiencies.

    Fossil Fuel Reduction and Energy Savings

    Aramark was contracted to implement an energy conservation program at Florida State Hospital. The facility sits on over 600 acres with more than 100 buildings covering nearly two million square feet. When the program started in 1994, Florida State Hospital consumed 459,434 MMBTU’s of fossil fuel and 31,405,980 KWH in electricity each year. Today, that fossil fuel consumption has been reduced by 93%, while electricity consumption is 35% lower.

    Aramark started the program by first reducing unnecessary steam usage by repairing leaking distribution lines, reducing the pressure of the steam in the distribution system from 100 psi to 15–40 psi, and repairing/replacing building controls. Simultaneously, Aramark’s technical staff trained the in-house staff at Florida State Hospital in proper operating policies and procedures that needed to be implemented and how to accomplish them. These rigid operating protocols were drafted and devised. In early 1996, the contract was revised to bring a Facility Manager in from Aramark to oversee the Hospital’s Operations and Facilities Department.

    The energy program results include a reduction in fossil fuel consumption by 93%, with a simultaneous reduction in electricity of 35%. Florida State Hospital has realized a $59 million total energy cost savings during its long-standing energy partnership with Aramark.

  • Glacier Bay National Park

    National Park Concession Buildings

    In the summer of 2018, Aramark conducted an ASHRAE Level 1 Energy Audit of the Glacier National Park Concession Buildings. The main objectives of the energy audit were to: 1.) Identify operational energy efficiency improvement opportunities for electricity and fossil fuels (heating oil and propane). 2.) Identify energy capital projects and 3.) Identify water conservation opportunities.

    Prior to the visit, the Aramark Energy data team collected two years of utility bills to perform an energy analysis to better understand the park’s energy consumption for electricity, fossil fuel, and water, and the associated utility costs. The energy consumption and cost information was used to evaluate the overall energy performance of the buildings and to develop an energy benchmark of the facilities. While on site the Aramark energy team collaborated with operations staff, and performed a facility assessment walkthrough of the 48,993 square foot facility, including a night walkthrough, to identify operational deficiencies and potential capital improvements that affect utility usage.

    The National Parks Service’s “Green Parks” Sustainability Plan defines the collective vision and strategic plan for sustainable operations across the National Park Service (NPS). Two of the ten sustainability categories under this plan include being “Energy Smart” and “Water Wise”.

    If fully implemented, the conservation measures that were identified by the Aramark energy audit would reduce energy use intensity of the Glacier Bay Concessions Buildings by 8%, nearly 1/3 of the NPS 2025 goal. The energy benchmarking performed as part of the energy audit would “Improve energy use tracking” and would “inform energy decisions” meeting these Green Parks Plan stated goals. Furthermore, greenhouse gases would be reduced by 2.6 metric tons annually.

    Evaluated Multiple Systems for 600 Buildings

    Aramark set out to improve Harvard’s approach toward managing the equipment in all ten Harvard Schools, totaling over 24 million gross square feet. We evaluated all architectural, mechanical, electrical, plumbing, and safety systems on campus for 600 buildings. We identified those that required attention and funding and developed correction methods with estimated costs. Aramark provided customized reports that formed the basis for short-term and long-term renewal forecasts and capital plans. Additionally, Harvard was provided a customized OptimaWeb database to track all observations online based on both system and priority for ease of reporting and tracking.

    Quantifying A Budget for Capital Project Improvements

    Aramark completed a comprehensive facility survey for deferred maintenance and deferred modernization with a focus on energy conservation opportunities. The survey of the University’s 932k gross square feet of 50 owned property buildings, identified maintenance and modernization needs, and analyzed existing energy conservation opportunities.

    The final report included a project phase-out strategy to address the highest priority needs in a manner that is compatible with the School’s funding requirements. Findings from the study were exported to Excel from Aramark’s software database system for ease of manipulation and upkeep by the School in accordance with their budget and priority categorization.

    This assessment process identified opportunities to improve the physical assets of the campus by prioritizing observations that include regulatory issues, deferred maintenance, modernization, and recommendations while quantifying the energy conservation impact in each building.

    Operations and Maintenance Fresh Eyes for Kingsborough Community College

    The New York State Governor issued Executive Order 88 (EO 88) to aggressively pursue energy efficiency in New York State government buildings, while advancing economic growth, environmental protection, and energy security. The EO 88 directs all colleges to increase campus energy efficiency by at least 22% by the year 2020 when compared to an energy baseline of State fiscal year 2010/2011. In an effort to support the College’s EO 88 objectives, Aramark created a comprehensive operations and maintenance (O&M) action plan to help achieve efficiency improvements at a modest cost and to ensure that savings are sustained. Aramark completed a GAP analysis, with an emphasis towards the development of a strategy that focuses on the improvement of the following three (3) key O&M program elements: 1) Energy O&M Best Practices; 2) Preventive Maintenance; and 3) Computerized Maintenance Management System. Various pieces of information were gathered and reviewed to develop the GAP analysis.

    Aramark recommended the College place immediate focus in the following areas:

    • Address both the operating and Building Automation deficiencies that are preventing the systems (air handling units and pumps) from shutting down at night.
    • Incorporate several programming enhancements to the Building Automation System (BAS).
    • Enhance system reset schedules, damper modulation, and equipment on/off control.
    • Include additional tasks within the daily rounds to the mechanical rooms, which will positively impact energy.

    The College leveraged DCAS funds to generate an energy reduction of 9.0%. The annual carbon emissions reduction was in excess of 2,037 MTCO2e. The majority of these savings were achieved with a payback of less than 2 years and worked towards helping CUNY achieve a significant portion of EO88’s energy reduction goal (22%), as the plan was fully embraced by the entire campus community.

    Energy Audit

    Aramark performed an energy audit and data analysis to identify no- and low-cost energy saving opportunities, and recommended energy conservation measure (ECM) recommendations that were considered feasible with respect to measured simple payback and/or other variables considered by the client (Manhattan College). The audit included an in-depth analysis of energy costs, energy usage and building characteristics and a more refined survey of how energy is used in each of the twenty-one (21) buildings (1.5 million square feet).

    • Gathered all existing energy consumption data for 24-months. Completed the energy benchmark analysis to identify the energy use index for each building.
    • Reviewed mechanical and electrical system design, installed conditions, maintenance practices and operating methods.
    • Performed a walk-through survey of the facility to become familiar with its construction and equipment conditions.
    • Measured key operating parameters and compared them to design levels/standards.
    • Listed all possible energy conservation measures that generated energy savings.
    • Performed estimated energy savings calculations.
    • Performed cost estimates using RS means estimating databases and/or Aramark’s experience implementing energy conservation projects at various client locations in the same region.
    • Estimated the impact of each measure on building O&M costs, and non-energy operating costs.

  • McDaniel College

    Facilities Condition Assessment (FCA) in Action

    In 2015, after a pattern of unexpected campus-wide power outages and a constant stream of comfort complaints the McDaniel College Administration realized it needed an FCA to fully understand the condition of the campus and appropriately prioritize its investments.

    In addition to a thorough assessment of the building structures the FCA identified aging, inefficient and unreliable building systems on the McDaniel campus. Examples included challenges with HVAC control systems, condensate systems, lighting quality and water wasting fixtures as well as high energy and water costs.

    The College needed to ensure the reliability of the campus infrastructure and invest in technology that would drive future operational performance of the college’s building systems but had no available funds to invest. To address the problem, McDaniel entered into an energy savings performance contract with Engineering and Asset Solutions which addressed the examples above and more. The College realized a sizeable reduction in deferred maintenance while improving comfort and campus productivity. The Aramark Facility Operations team gained upgraded energy systems and new tools and technology which improved the productivity of the operations and maintenance staff and elevated the level of service to the Client and campus stakeholder.

    McDaniel College realized the following positive outcomes as a result of this strategic planning solution:

  • Millikin University

    University Commons

    Millikin’s University Commons project consisted of a five story 87,000 square foot facility that included a full renovation and renewal of the 55,000 square foot Staley Library built in 1976. The largest capital expenditure in Millikin University history, the project created a new “front door” to campus welcoming students, faculty, administrators and community members. The library is interspersed in the building with research on the first floor, archives, stacks and study areas on the second floor, and the top floor contains a mixture of private study and collaboration spaces. The Commons houses some of Millikin’s innovative programs including:

    The Museum engaged Aramark Engineering Solutions as a commissioning agent to ensure that the environmental and emergency power systems performed as designed and in compliance with the Museum’s design intent. After several weeks of having EAS on the project, MoMA decided to expand our scope to the entire facility including the central plant, satellite buildings, and film storage. As a result, the museum opened on time, as scheduled, with a proven stable climate and infrastructure for the artwork, staff, and visitors.

    New Health Sciences Services Center

    Neumann University collaborated with the Aramark ES Construction Services Team to manage the construction of the new Health Sciences Center. The new structure is an extension of the Rocco Abessinio Building, which added approximately 17,000 square feet of instruction and lab space to accommodate projected growth in the doctoral program in Physical Therapy as well as in undergraduate programs in Nursing, Athletic Training and the Health Sciences.

    Aramark was the single point of contact with responsibility for the overall project delivery. Under this delivery method, Aramark as the Design-Builder, assumed the risk of project coordination to allow construction to begin while the design was being completed. Neumann University entered into a Design-Build contract directly with Aramark, and Aramark entered into subcontracts with the Architect, Construction Manager, and other specialty consultants and contractors to complete the project. Additionally, Aramark was responsible for the coordination and cost of relocating existing furniture, fixtures and equipment to be reused in the new facility. Aramark also coordinated the relocation of faculty and staff to the new building.

    Based on the great relationship Aramark has with key leaders on campus, as well as the proven track record of successful project implementation on campus, the project management team continues to maintain the trust and respect of those key decision makers as well as the campus community. This project was successfully completed approximately 400K under budget.

    Aramark’s Construction Services Team has managed in excess of $66 million in capital projects at Neumann University. As a result of Aramark’s capital program management services, all construction projects were completed on-time, on-budget, and greatly exceeded the University’s expectations.

    Mirenda Center for Sport, Spirituality and Character Development

    Neumann University’s Mission Statement states that the University “believes that the individual’s spiritual, intellectual, physical, and social growth complement and fulfill one another.” To help fulfill this mission, Neumann University partnered with Aramark to manage the design and construction of the Center for Sport, Spirituality and Character Development (CSSCD), a 78,000 square foot athletics and recreation facility. The new building features two basketball courts with seating for 1,400 spectators to be used for NCAA competition, intra-mural activities and local community events, as well as locker rooms, training rooms, multi-purpose rooms, office suites, a student lounge, and catering kitchen. The building achieved LEED certification.

    Aramark Engineering Solutions commissioned the building automation system, rooftop energy recovery unit air handling system, VAV boxes, fan powered boxes, air distribution system, exhaust fan systems, unit heaters, split air conditioning systems, life safety systems, and lighting control systems.

    Through Aramark’s commissioning service, Neumann realized cost avoidance savings, but also annual operating cost savings.

    ENERGY-FOCUSED FACILITY CONDITION ASSESSMENT PROVIDED A COMPREHENSIVE INVENTORY OF DEFERRED MAINTENANCE

    Aramark provided the data necessary to strategically manage and allocate available resources to maximize return on investment. Unlike many other facilities providers, Aramark does not rely on its on-site facilities management team to complete facility condition assessments. Our FCAs are completed using professionals from our Engineering and Asset Solutions team with backgrounds in mechanical, electrical, and plumbing systems. This strategy ensures a comprehensive review of all campus systems and not just those that align with the experience of the on-site management team. Our FCA process and outcomes provided:

    • Asset Preservation – Protecting the longevity of physical assets and unique values that form the core of the institution.
    • Strategic Transformation – Facilitating change with strategic and technical resources to allow realization of DCAS’ objectives.
    • Resource Optimization – Managing resources effectively to yield savings and operational improvements.
    • Energy Reduction – Many of these initiatives had a positive impact on reducing each building’s overall energy efficiency targets.

    Aramark created 54 individual reports, which identified thousands of measures throughout the agency. These included energy efficiency measures as well. The data collected during this facility condition assessment process will be utilized for future capital planning efforts.

    NEW YORK OFFICE OF MENTAL HEALTH (NYS OMH) – PARTNER FOR OVER 20 YEARS

    Aramark is the prime commissioning agent with in-house personnel and has been a trusted partner of the NY State Office of Mental Health for over 25 years. Throughout that time, Aramark has commissioned over 120 projects totaling more than 20M GSF of space. Types of buildings include in-patient facilities, central utility plants, chiller plants, and psychiatric centers.

    Additionally, our team of energy engineers has been supporting the comprehensive energy efficiency program since 1991.  This includes facility operational services, program/project development, technology assessment, and energy planning and procurement. Our team is comprised of a diverse set of skills, experience, and expertise that supports NYS OMH in areas that impact energy, operations, and maintenance.

    Some of the noteworthy accomplishments are highlighted below:

    • Over $500 million in energy cost savings since the inception of the program.

    The Allen Memorial Art Museum

    Engineering Solutions provided commissioning services for the renovation of the original building in the Museum and the Ellen Johnson Gallery in the Venturi addition. The major initiative consisted of an upgrade of the existing mechanical system to provide museum-quality environmental conditions. The design team developed the HVAC system to take into account the Museum, Arts Corridor, and the Campus/Community environmental stewardship initiative with the ultimate goal of achieving LEED status.

    The design incorporated the use of a new central geothermal water-cooled and heat recovery chiller plant to provide hot and chilled water for the new constant volume and VAV air handling units, a dedicated outdoor air recovery air handling unit to provide conditioned outside air to the air handling units, and steam humidifiers for humidity control. The design also incorporated restroom renovations, a new standby generator, and lighting controls.

  • Pennsylvania School for the Deaf

    Facility Condition Assessment with Energy Audit Focus – Pennsylvania School for the Deaf

    This study identified and quantified the outstanding deferred maintenance need and energy conservation opportunities across the entire campus. A strategic phase-out plan to address the highest priority items was finalized. Most importantly, the findings from this study has integrated with other campus planning initiatives to ensure that capital is conserved.

    • The survey of the School’s 128k GSF gross square feet of owned property buildings, identified maintenance and modernization needs, and analyzed existing energy conservation opportunities.
    • The final report included a project phase-out strategy to address the highest priority needs in a manner that is compatible with the School’s funding requirements.
    • Findings from the study were exported into Excel from our software database system for ease of manipulation and upkeep by the School.
    • Aramark provided an energy audit for all campus buildings in conjunction with the facilities condition assessment. The assessment was coupled with the School’s capital budget and recurring capital to formulate a strategic financial plan. These figures determined the School’s current deferred need and forecasted annual expenditures for upkeep of the 12 campus buildings.

  • Princeton University

    Campus Wide LED Lighting Efficiency Upgrade Program

    As part of this program to reduce carbon emissions, promote cost savings, and limit waste, Princeton University converted more than 100,000 outdated lighting fixtures to more efficient LEDs across the campus. This included more than 150 fixtures across 7 million GSF of campus space, and the installation of several lighting controls systems to optimize energy savings.

    Aramark Project Managers worked with various University Departments and Contractors to execute this large scale program, including managing the procurement of all lighting related materials. This saved the University more than $500k in material processing through negotiated bulk pricing and cost avoidance measures.

    Notably, all 839 lighting fixtures in Jadwin Gymnasium were converted which entailed a custom solution as Princeton hosts broadcasts of NCAA basketball games. The lights themselves had to meet rigorous standards for color rendering (CRI), spectral temperature, and spectral distribution.

  • Samsung – Ridgefield Park, NJ

    Samsung – Ridgefield Park, New Jersey

    Samsung engaged Aramark to construct the modern boardroom and enhanced front lobby in a compressed time frame of three weeks working multiple shifts to meet a deadline for inspection by the CEO team from the Korean Headquarters. The initial focus was on a simple audio visual upgrade that expanded to a full renovation of an executive boardroom and the LED walls and AV functions in the highly visible main lobby of the US headquarters’ main entrance.

    Unique features of the project included a Wall of LED screens with 4K aspect for internal branding and showcase of Samsung’s internal technology. Full capacity video conference rooms tied into Samsung’s internal network with full security protocols along with state-of-the-art acoustics for presentations. The Ultra-High Definition and LED screens generated substantial heat build up that required unique spot MEP solutions tied into the building HVAC.

    The Aramark Project Management team worked under tight time constraints to maintain the tight three week project schedule. Double shifts were initiated working after hours and weekends. The Aramark team collaborated with designers on selections to cut lead time and value engineering (VE). The project was completed in September 2018. It maintained the on target date and was completed substantially under budget.

    Samsung – Berkeley Heights, New Jersey

    Samsung entrusted Aramark to renovate an enhanced office space with an open space concept for this 53,185 square foot office prior to the lease running out in late summer. The tenant improvement project was located on the third floor at 200 Connell Drive in Berkeley Heights, New Jersey. The scope of the work included open office areas for workstations, video conference rooms, large video board room, phone rooms, large social hub which includes kitchen area and game room, labs and office amenity areas. All trades were included as well as specialty contractors for audio and video requirements as well as security.

    The Aramark Project Management team worked extended hours to meet the project completion date. The team collaborated with the landlord to address all the special construction requirements. Aramark coordinated all the activities between the trades, and worked closely with the city for permit review and construction inspections.

    Commissioning of the Geothermal Mechanical Plant

    St. Patrick’s Cathedral in New York City welcomes more than 5 million visitors a year. Aramark was asked to commission the Geothermal Mechanical Plant renovation project that provided the complex with a heating/cooling hydronic infrastructure capable of providing chilled water and heating hot water to the Cathedral, Parish House, Rectory, and Cardinal’s Residence. The renovation included one multi-stack heater/chiller, 10 open column geothermal wells and one cooling tower, new chilled and heating hot water pumps and distribution, and a new building automation control of the new systems.

    In support of the overall goals of the building, Aramark was a key contributor in identifying and resolving issues during the construction phase. One example is the complex hydronic design requiring tuning of various software processes and alarm functions.

    Aramark’s TAMUK Capital Program Management Team Delivers Large Quantities of Construction Projects from Conception to Close-out

    This site-based Aramark Capital Program Management (CPM) contract began with Texas A&M Kingsville (TAMUK) in 2010 when the University called on the first Capital Program Manager to assist in the implementation of new capital project management processes. This led to the development of the TAMUK Program of Requirements Form (POR) which outlines the scope, requirements, budget, and schedule for each capital project. A project schedule variance report was created to provide TAMUK with average durations for each major project category. The team utilizes a customized Aramark e-Builder® project management system for each capital project. This system allows information to be shared efficiently between owners, designers, contractors, and vendors.

    The CPM team has averaged about 15 projects per program manager at any given time over ten years at TAMUK. A wide variety of TAMUK projects include:

    Assorted construction project work involving various mechanical, electrical and plumbing projects. Construction initiatives include facility upgrades to the Cancer Research Center, the George Education Center, the main laboratory building, the central plant, and the grounds on the owner’s property located in Rensselaer County, New York.

    Aramark provides a project management service solution that includes a single point of service contract for the project management, design, construction, FF&E and other required vendors that are essential to the projects.

    Aramark acts as a Design-Build representative for UABDC and engaged both design and construction firms through the competitive bid and AIA process for their services. Some of the projects that have been completed included a parking lot expansion, roof replacement projects, elevator machine room relocation, boiler controls upgrade, tenant space renovations, chiller refurbishment, a Central Plant chimney demolition, and masonry restoration.

    The 90: Design Build Fast Track

    Construction on a new dining facility first began in 2014 and less than a year later, it was completed. Located across the street from William T. Young Library, the 80,000-square-foot, $30 million building is part of a 15-year partnership between the University and Aramark. As part of the partnership, Aramark funded nearly $70 million in new and renovated facilities for dining services across UK’s campus.

    UK’s Board of Trustees named the dining facility after the 90-degree angle where Hilltop and Woodland Avenues intersect. The dining section of “The 90” features a 1,000 seat dining area, with additional seating outdoors. A few options students can choose from include: Ovid’s Café, Aqua Sushi, Wildcat Pantry, Taco Bell Express, and La Madeleine Country French Café

  • Yosemite National Park

    Renovation of Base Camp

    During the winter of 2018, the Aramark Construction Services team supported the partial interior remodel of the historic Yosemite Lodge food court renamed, Base Camp. This remodel included, dining accommodations and new serving line with display kitchen located directly behind. All interior finishes on floors, walls and ceilings were refreshed with reclaimed or new materials to meet the exacting standards of this historic landmark while modernizing the server line to better accommodate guests. Updated recycle/sorting station to better facilitate Yosemite’s zero landfill initiative.

    In addition, Aramark pioneered another project in same facility that created the first fully licensed Starbucks in a National Park. The space 1200 SF of FOH and BOH space which achieved LEED silver standards and officially certified on April 5th, 2018.

    This building is on the National Historic Registry, meaning all changes had to meet strict guidelines to maintain the historic fabric of the building. Yosemite is located in the Sierra Nevada Mountains. This remote location requires at least a 2 hour drive for contractors and materials to reach the jobsite. Additionally, this location deals with long lines at the entrance gates, extreme weather changes year round and road closures. All major construction projects in Yosemite National Park are done during the winter season when guest occupancy is at its lowest.
